bitd dogging and wholesaling

We have been trying to train a young man to bird dog for our wholesaling business. he is in his early 20s and seems to be very interested in doing this for us. he doesn't have transportation other than a bicycle or friends that can pick him up and he also doesn't have a job or any money. I don't want to overwhelm him to discouragement because of the numbers game. He does know that He won't get paid until we close on a home and he does see the bigger picture, with that said, does anyone have any advice for me that I could give him to motivate him to find these properties without having to get out and drive/bike for dollars everyday other than using the mls.
