@Robby SanchezBridge loans are short term and if they default or mature in many instances the interest rate doubles - so make sure you have a very solid exit planI see many get a bridge loan and realize they don’t have the 25% equity in the deal to refinance to another loan and end up getting wiped or foreclosed on because they never researched what they needed to be at on the back end when they were refinancing.

While refinancing might mean a higher rate, it could allow you to tap into some equity for reinvestment while keeping the property.

Not sure if that is still legal or even translates in today's world of everything online but seemed like a good screening tool to me at the time.

Start small, be patient, and stay connected with local meetups and online investor communities for support. 

When considering refinancing, also factor in the closing costs of the new mortgage to determine if it actually helps you.

What is the best way to go about finding these property listings online before they go to the auctions?

I also recommend a bank that has local branch that you can go into vs having it 100% online.
