So before dismissing your options, you may want to consult an investor friendly Lender who is an out of the box thinker.

Lease options are a great tool.

Consider lease optioning the “now keeper” and walking the created debt forward if you lease option buyer can cash you out. 

I think the economy has a number of diverse employment options, lower prices than King County while still being within driving distance.  

We are trying to think of all our options for a rehab loan.

If everything checks out, they could be a solid option for your first investment deal.
