In general I try to limit the nuisance that selling a home can be on the tenants by doing my photography and Matterport model of the occupied unit(s) and then publishing them with the listing and limit showings until X (which could be until it is under contract, until a proof-of-funds is submitted, or something else).

Thanks for your reply, the lease has a clause " Tenant and guests will not use premises in such way as to commit waste (severe property damage) or create a nuisance by annoying, disturbing or interfering with the quiet enjoyment of peace and quiet of any other tenant or nearby resident."

This bill denies equal justice to housing providers by:Forcing landlords to reduce rents by 25% even if a tenant cannot demonstrate a hardship or need.Allowing judges and the court system to set rents and change the rental agreements already in place.Assuming every tenant is facing a hardship related to COVID-19 and must be compensated for this hardship.Protecting nuisance tenants as it does not require tenants to answer an unlawful detainer complaintMandating that rental property owners demonstrate an economic hardship to collect the contracted rent.AB 828 is an unfair attempt to allow the government and the courts to give reduced rent to all tenants even if they have faced no economic hardship, and it provides no safeguards for landlords.As for the taxes, local laws are not state laws and state laws are not feral laws and state to state laws are different.

Hi there,I purchased by mistake a lot in an auction and paid $5300.The lot worth more but it has City of Jacksonville liens -Case 2015- 186532 book 17996/1717 $8809Book 15039/1867 $100 a dayCase 2016-135830 book 17611/1377 $538.23Case 2016-223 book 17513/1310 $580.97Case 2010-80971 book 1524/307 $5000They all are nuisance and demolition liens …It is a Flex area therefore I look for infill developers or neighbors who will deal with the city.

@Mak K.I am using land trusts and WY holding LLC for all my properties.Anonymity is a good first line of defense to avoid ambulance chaser contingency lawyers and limit harassment and some other nuisance.
