I actually just picked up @Brandon Turner's book, The Book on Rental Property Investing at Barnes and Nobles and almost got all the way through it today.  

I'm not understanding why it's a noble act for a Realtor to charge that fee yet looked at as dishonest when a wholesaler charges a fee.

If selling and reducing debt is your goal (a very noble one at that I might add) then go for it.  

While the goal of affordable housing is noble, my experience has been that a not insignificant number of folks are abusing the system to the detriment of folks who probably really need housing.

These people include (but not limited to) you as the owner, your spouse, ancestors (grandparents/parents), lineal descendents (daughters/sons & grandchildren), investment advisors, fiuciaries (those providing services to the plan), or any business entity in which any of the disqualified persons mentioned above have a 50% or greater interest.Prohibited transactions:Selling, exchanging, or leasing any property between a plan (SDI) and a disqualified party.

While I like your noble gesture of taking one for your dad, you might not be doing the best thing for him.  

.$100 a bottle...Don Julio Silver is a nice margarita tequila, as is Reublic TEquila, whose claim to fame is an organic tequila developed by Tom Nall, whom I was first introduced to in Terlingua when I met Tom, and what a character he is....Although Jose Quervo is 2% carmel coloring and rot gut...the Reserva de Familia silver is a very fine product for about $54 a bottle...very nice...I think Skyy imports that one...Casa Noble is also one to add to the list, but it can be tough to find...

Go to barns and noble and pickup books on marketing, online marketing, social media marketing, network marketing, SEO etc.

Ancestors and decedents are and certain other people with fiducial responsibility to the IRA, but otherwise "family" are fine.So, the IRA could loan you money.
