My wife does have her real estate licence if that helps, so we do have access to the MLS. 

I have decided to go work on getting my real estate licence since it seems to synergize very well with the investor mindset.

I am newly licenced also, so I'm even more confussed if I have to use the long 6 page agreement with the seller or can I use a basic P&S agreement through my LLC.2.

Was wondering if there are any investors using a real estate brokers licence to search for and buy there own properties in Colorado?

Also if there are any RE Agents out in Washington would you recommend getting a licence and if so does it need to be active?

Obtained both my real estate and mortgage licences in late 2017 plan to do some transaction activity with both this year, but more importantly build my contacts network, to do more volume in 2019.

Most people who have rentals don't have a real estate licence.

Our electrician, did decent work but at a snails pace, and decided through one of our partners he was capable of doing the plumbing, which we found out way down the road that he never pulled permits, wasn't licence and did none of the work to code.

I am not an agent nor do i plan to get my licence any time soon. i assume you don't land every deal you try to make, no matter how hard you work for the investor.
