They had no clue why and found out through their neighbor that the utility water meter was leaking.

Almost bought myself a property with a major leak because the seller sent proof with receipts but I dodged a bullet when I conducted my own re-inspection!

He them procede to tell me it had hair line crack and that possibly the water was leaking from there and that it was a wear and tear because those pans only last so long. 

Long story short, I ended up buying that condo, only to find out, after one month, that my living room windows were leaking big time during the stronger rains.

The roof begun leaking this week and has caused water damage to the ceiling of my unit and I notified the HOA of my issue on Monday.

If there is a roof leak, you are likely to just repair it yourself rather than get insurance involved. 

That type of thing and a $500 quote to replace a leaking irrigation valve that took me 4 minutes to fix forced me to throw my hands up and sell by owner. 

At our second house, after we left Schultz was trying to charge us because we acted to  shut off the water so that their leaking pipes and leaking washer hookup didn’t flood the house.

Just that we had leaks at 3 different units whenever it rained heavily. 

Never took an hour to remove it or an hour to install it. 1. shut off water supply line(turn handle) 15 seconds2. flush toilet 10 seconds3. vacuum and drain water 2 minutes maybe 4 lay out cardboard(from toilet box) put out trash bag5 remove 5/16 nuts one on each side with hollow shaft nut driver 2 minutes6 pick up toilet and place into bag 2 minutes7 clean up old wax ring from flange and inspect flange 2 minutes8 place wax ring 1 minute9 install new flange bolts 1 minute 10pick up toilet and place on new ring if you didn’t ring right maybe 5 minutes 10 tighten down new bolts 2 minutes 11 cut bolts and install caps 2 minutes 12 reinstall water line 1 minute and turn on 13 flush to check for leaks 14 caulk back of toilet seal if you choose 1 minute15 carry away toilet to truck 10 minutes tops. this a 30 minute job.
