If you are an out of state investor the team you pick is more important than the market you pick.  

Buying an out of state rental property from a realtor, wholesaler or off facebook or zillow etc as opposed to from an operation or turnkey provider who has an active, substancial, and effective boots on the ground team or teams to support you after you close on the sale.

Rates have not been very favorable through him lately, as you can imagine.

You can talk to him / his team in the monthly meeting but they're on an agenda so don't expect to much one-on-one type support there.  

What prices of my team can be local to me and which would need to be there?

I have a team and large network of wholesalers, contractors, property managers etc.

one thing is your lending your money way under what private money should charge. unless your just doing your friends a favor..

But having a backup or two isn’t a bad idea, especially if deals start flowing faster than one person can handle.Good luck finding the right team!

I'm in a team who does these deals and we have a team of "door knockers" who go back weekly till the auction, they file bankruptcy which only delays 3+/- months 100% chance that the lender will as that their mortgage is removed from the bankruptcy they file NOD yet again.
