No one can do a better job objectively analyzing the similarities and differences in your units and the market as a whole- as you can.Rent-o-meter is living 18-24 months in the past in my market... in this "balls to the wall market" that is a HUGE discrepancy. 

I got lucky on these two things with my first building but when I started doing my SFH I quickly realized I was going to have to upgrade systems and the heating bill was killing me and the more buildings I looked at the more I started noticing the discrepancies between the taxes and utilities between properties in the same town and in different towns.

There was a discrepancy regarding the title and the close date kept getting pushed back.

In my case, it was a 138 year old discrepancy on boundaries between the original plat (devised in 1836, and the development of the house in 1896).

That's $1200 a year and probably significantly messes with your CF.You could take it a step further if its such a gigantic discrepancy, and wonder what else our friendly seller is lying about?

When I asked her to explain this discrepancy she became very defensive and angry.

I also know that there is often a huge discrepancy between borrowers credit scores on credit karma vs. the hard pull FICO that lenders use.

The discrepancy between rent and cost is just too out of whack in Greenwich.

It may be worth a call to the recorder's office to ask what could cause such a discrepancy.  

The only discrepancy we have now is that we would agree on the 30 days instead of his 2 weeks.
