I’ve had this happen in a similar market propped up by foreign investors and tourism (Costa Rica) and luckily was able to wait out the down turn but there can be long periods of time in this type of market where properties just aren’t selling at all even at a steep discount.

One tenant however, did refer to having their rent pro-rated by the number of days that the situation would last.There is a clause in both their leases that they are responsible to carry renters insurance to protect their personal belongings against fire, theft, flood, loss of use etc.

They didn't pay and left the place a mess, with plenty of belongings like beds, clothes, bikes, etc.
