Have you consider buy, renovate, rent and refinance out your original seed money to duplicate again and again? 

You are going to see at least repair costs for mowers, weed eaters, lawn seed, fertilizer, man hours billed for cuts, etc.I would add at least 15,000 in additional costs on the conservative side for landscaping related costs for a facility that big.

Mcadam and well i ended attending a fortune builders siminar and thats when the seed was planted . i went home did some reasearch and well i found bigger pockets where i found everything that was mentioned in the siminar and much more.

To leverage or Not to leverage is less about what all of us think and maybe more about what outcome you are hoping for the the seed capital you intend to use for investing.
