However, there seem to be good opportunities in the South suburbs as well (researching the area): Summit, Oak Lawn, Chicago Ridge etc.

--I hope   Also my reference to to "foam filled penalized homes" refers to the wall structure in which fiber glass is replaced by ridged foam.  

Btw, where is Wheat Ridge exactly?

I also highly recommend Ridge Lending in Oregon for traditional (not hard money) financing.
