HELOC's are really good products but they are like credit cards...GIANT credit cards....and you know how every financial planner feels about credit card debt. 

Yes you have to talk with engineers, planners, excavators, City of San Antonio(cosa) for electric, SAWS for water and sewer.

During that process we got the planning department to allow additional space without major use permitting.. that's exactly what the planner said.. we see this as our affordable housing.. so instead of trying to shut them down like many cities do.. this city realized it filled a need.In other areas we dealt with this  North Charleston came to mind.. we bought part of a park and removed the park the mayor does not like them and will do everything he can to get them gone.. source of high crime and eye sore is what they talk about..

@Glen Mauldin ,Although I am not yet a financial planner (I am studying to be the one right now).

Doing a renovation in Minneapolis and the city planner advised us to not put a vapor barrier or insulation in the finished basement since it draws moisture and that is a bigger issue. 

That's when I figured out my financial planner makes less than I do and I was floundering, deworsifying my funds in various mutual funds etc....

Can anyone recommend a good CPA and/or financial planner in the Fort Worth area?

The city planner has changed his answers 3 times now on what they require.

They get these requests all the time from family members, accountants, financial planners, etc. of the borrower.

I sometimes work with city planners for my W2 and that's not always the case!
