In looking at the roof (I'm not a roofing expert) I know it will need new shingles, but there is also some wood rotting that I is visible from the outside, so I am hesitant that the frame under the shingles are also compromised.

Ask age of roof shingles/metal obviously.

If a big wind blows your shingles off the insurance pays for it.

Then the inspections come back, with all sorts of problems.  3 layers of shingle roofing, making them uninsurable, open electrical sockets and bad wiring, cracks in the foundation, etc. 

The asset can be easily turned into a national shingle that has national booking services.

The lack of required education and certifications enables anyone to hang a shingle and begin providing services even though they are not qualified to do so.
