Colorado State Broker's Exam

I'm preparing to take my CO Broker's exam and had a few questions that I was hoping someone might be able to help me figure out.  I know each state is a little different, so I'm hoping someone might know some of the answers, or be able to point me in the right direction.

-If the neighbor's shed appears to be over the property line on the property your buyer is looking at, do you encourage the potential buyer to get an independent surveyor, or do you do off the survey given to you by the seller, showing the shed is not encroaching?

-Are computerized forms approved by the commission?

-Can property values decline due to registered sex offender living in area?

-How long after an incident occurs can a complaint be filed with the commission?
