They are cloud based which is great for part timers, have an online live training platform,  and you will get a mentor once you sign on.

Hello Mitch,We also wanted to be able to do this and have started using a cloud program called Rentalutions.We did a lot of research on the different options available and ultimately decided on them because we can do everything online:- List the property for rent, manage applications, do credit + background + eviction checks ($45 to applicant if you choose all 3- you can choose each one or all of them), digital lease, payments and maintenance requests all through the system.You can't customise the application form but it ticks all the boxes as far as info goes.

I plan on using Tenant Cloud for mine.

You may want to buy title insurance, that is in case the attorney or title company overlooks a cloud on the title. 

They get clouded and think that they are representing the transaction (not true on the buyer's side - at least in CA).
