Negotiating Repair Credit

Purchase Price - 109k

No formal appraisal.  Zillow says 165k

Unit 1 - 1075/mo, 2bd, 1 ba

Unit 2 - 800/mo, 2bd, 1 ba

203k streamline 

Formal Inspection - no major issues

Followup with 203k Contractor - structural issues ~ 10 -15k in repairs.  Very reputable contractor!

Is it worth asking for repair credits?  My realtor almost flipped out when I requested 10k in credits accompanied by the formal estimate.  House not appraised.  Just trying to figure out best recourse and options.  From my understanding structural = not safe.  Should sellet not bear any responsibility in the cost for those repairs.  All other upgrades are on me.

@Clarence Oliver Always worth it to ask for the repair credits in my opinion. Worst thing seller can do is say no and you move on with the sale if the numbers still make sense.

P.S. the Zillow estimate is always garbage, especially at that price point. Have your agent run comps for a more accurate estimate of value.
