Simon, I looked into Yardi Breeze, but they charge $.95 for each ACH transfer for Tenant's to pay online... for 300 units, that's an additional $3,420 a year!!!

@Dan Lewis as others have said, check the city restrictions and HOA restrictions for your options. 80% of short-term rentals in Austin are illegal, so you wouldn't be alone, but the city is starting to ramp up efforts to crack down on owners and contractors who work with illegal short-term owners.
