My time is WAY too valuable to deal with those types of problems.Chasing cashflow in bad markets is probably one of the main traps new investors fall into--read the forums and you'll find countless stories of new investors buying in C and D areas because "the cashflow was excellent", and within six months they're at their wits end with non-paying tenants, police getting called to the property, property damage, MIA property managers, etc., etc.

Because the use of abstracts began before there was any photo reproduction, an "abstractor" would search the public records to locate all instruments that appeared to affect the title to the property in question and would then abstract the pertinent information i.e. the date of the instrument. grantor and grantee, legal description, signatures, witnesses, notary information and recording information and place it as a page in the abstract.

Last year, I had a situation where my buyer decided to not buy title insurance, title company buy mistake bought it, 6 months later they called and said high you got scammed but we made a life saving mistake and bought the title insurance policy.Turns out, this guy creates llc's with the same owner name on different states and claims the properties, and sells them.FBI is looking into this but I would never buy one without it after what I witnessed.
