I have been noticing the competition stepping up in mainstream investing as of late.

While that might be undesirable for some, I can accept that.  

Long story short, they accepted my offer, but i waited close to a year to try to have the hoarder vacate the property before i closed.....Came to the point where he wasnt doing anything to vacate the property and i just said screw it, and cancelled my contract.

@Chris Bell Just heard yesterday we got a very aggressive offer accepted on a commercial building so things are off to a good start! 

Hello BP, I am new to real estate investing in the Los Angeles area and after many offers submitted, finally I have my first offer accepted, have the property under contract and looking to assign it.

I've NEVER accepted such an offer - - I fear the prospect has no job and may not be able to find one. 

If you do accept turnkey tenants, make sure the property management company who places them follows your rental criteria and also has the time and resources to manage your property effectively.

So if the $25K offer was accepted, that puts it at the 1.6% value (according the purchase price/rent rule...that I learned from BP).Probably overthinking it, but I'm also very eager to use the BP forums as source of community advice.
