Hi, I have 2 properties in Oak Park MI that I'm about to rent for May:House 1: signing lease tomorrow, in the better part of this small city for $1,700/month (rents for a similar house go for $1,400 - $1,600), market would have been $1,500/month in my rookie estimation but I cut a deal with renter to put in new cabinets and granite in the kitchen and a 2 year contract, with that being said, I need to decide on the appliances, would you go with stainless steel refrigerator/range/dishwasher?

It didn't dawn on my that the selling agents didn't include the commission acknowledgement form and I contacted her for the commission acknowledgement form so i can forward to my banker and I have not heard anything from the sellling agent.Do you think there is a chance that I will be able to get the commission for being investor-agent representing myself?

I also replaced my dishwasher in December 2013 and it is giving me 50% bonus depreciation plus regular straight line depreciation using mid quarter( I believe this is bc 40% of my assets were placed into service in the 4th quarter as Justin alluded to).
