(Some towns also have an Architectural Review Board that reviews the plans to help insure that no one builds some monstrosity that detracts from the visual beauty of the neighborhood, or something.)

Once they come to your house to template your cabinets it can take 2-5 days to have it installed All this requires an ability to use a tape measure and be able to visually see how your counters will be cut out of one two or three slabs of granite including waste.

Here's my fix and flip model (which 'Projects' my return should the terminal-value change upon delivering the product to market, allowing me to better visualize the risk of the deal):And here's my MF hold/flip model (just shows me the key-metrics at today's values so I can ensure I'm offering at a price which suits our desired return thresholds upon sale or hold):In my MF model, there is a 'Months held before Sale' that will increase the NOI by 3% every 12 months, but that is the only 'Projection' in this model, and I practically never use it:For projecting if a market (and respective deal) is good, I have to look at market-analysis data metrics (absorption, $/sf, rents, etc, all over time, so you can see if something is peaking or undervalued).

Hey @Frederick William - Thankfully we don't use a whole lot of stucco here in Chicago, but I have worked with it quite a bit in my past life.As someone mentioned above, likely the horizontal cracks are likely structural...I'd like to see if you can visually see any cracks on the inside...also on the interior of the house look for any windows or doors out of alignment or general cracks in the drywall, these will indicate longer-term structural movement. If you just see it flacking that is just the stucco repair...chip away the flacking to see how deep the cracks go.
