Investing in STR around Tampa?

Hi everyone

My husband and I are just starting out and getting into the game. We are from DC and want to invest in Tampa. We are ready to start looking and putting in offers.

Question: how would cities such as Lutz, Wesley Chapel, Temple Terrace etc do as far as occupancy rate and popularity compared to Tampa proper?

The cities that you citied are all 20 - 30 mins northwest of Tampa. Most STR travel is based on low cost, convenient location, and household amenities.  Out there, depending on the size of STR property, you are competing with a plethora of hotels and a far out location not close to anything… 60 mins + to the beaches, etc.

I would focus your search on Tampa proper (city of limits Tampa); 25-30 minute drive westbound to clearwater beach. In Tampa, you have STR travel based on education tourism (USF & UT), medical tourism (some of the best hospitals including Baycare and TGF) and sports tourism (Bucs stadium & Lightning arena). Luke Rorech is a great agent out that way, as well! He is with Copeland Morgan. It sounds like the Tampa area is very pocketed in terms of where overnight rentals are allowed and he can assist with pointing you in the right direction.

From my experience it vary even looking at the same general location. I can work a revenue projection for you once you pick some properties you're considering.

In my experience, not great!  As mentioned above, there are other areas to focus on with higher occupancy rates.  I focus on areas in the Tampa Bay area that see typically 70+% occupancy rates for my clients and there's a few different price points to see good returns on as well as amenities.  Feel free to DM me and I can help see what would be best for your situation/budget/timeline.

Thank you so much for the input. You definitely get a good bang for your buck out there in that area by Wesley Chapel and surrounding it. Will try to focus more on the west (citrus park and surrounding). We are looking for something very specific (1800sqf, 3 beds, 2 bath, pool) and must be visually pleasing haha.

Have any of the regulations for STRs in Tampa Bay changed as of late? Is Tampa city ok for STRs and Hillsborough county is still 30 day minimum?
