In all three companies it was very important to assess an accurate value of the homes for two reasons:We did not want to "over lend" on homes because that would have affected the profitability of the lending operation;We routinely had to borrow money to make loans with and we had to have an appraisal method that worked in order to satisfy part of the concerns that investors have when the only real collateral being offered are the homes and the lending contracts.Years ago, I signed up for and took the two day course offered in using the NADA system.

@Randall JacobsIf you are going tile for the long haul, then porcelain or slate may be better choices ... if they are chipped, the colour goes all the way through.That said, large areas of tile are not terrible popular in areas where there are *real*, prolonged winters as it is uncomfortably cold underfoot.

Your agreement should have an inspection contingency which will allow you to 1) back out of the contract if the inspections return with something wrong that you're uncomfortable with and believe is incurable (burial ground) 2) allow you to negotiate a price reduction due to the inspection results 3) require the seller to remedy the defect that you find disagreeable before the sale.
