Pick one strategy and stick to it: Most beginners bounce from idea to idea, strategy to strategy.

We should connect and bounce some ideas and knowledge off of each other, doesn't hurt to gain some allies/friends to help in such a new journey.

If we get a lead where all the numbers bounce back then I will send it to my guy on fiverr to skip trace it for me using their tools.

why wouldn't you just take out equity credit on your rental properties that you have and bounce You are mortgage payments off the previous rental property.  

If you align yourself with an investor friendly agent (who also invests) and a support system of a few other investors to bounce ideas off of, you should definitely be able to secure a "base hit" first deal.Let me know if you have any specific questions!
