THE HARDEST PART OF REAL ESTATE INVESTING IS SKIP TRACING

I learned that real estate investing depends heavily on the accuracy of the phone numbers and contact information you skip tracing.Keep in mind that you are cold calling apartment owners. Therefore, you can have the best scripts and best trained staff, but if your contact information is not accurate then it is all useless. Our goal in our company is to talk to 75% of the leads in our list.What makes the task difficult is that most people don't pickup the phone on cold calls. As a response, I instructed our team to let me know if they call a lead 4 times and gent response so that we can skip trace them again and hopefully get a new number we might have missed. I developed a system for skip tracing as well to save our team time. First, is we send leads to batchskiptracing.com so they can do the first round of skip tracing for us. If we get a lead where all the numbers bounce back then I will send it to my guy on fiverr to skip trace it for me using their tools. If that still doesn't work only then will I tell my team to skip trace our list of missing contacts  manually. When I get bigger I eventually want to hire someone who's only job is to skip trace and update the CRM. Then I'll have callers who only focus on making calls. Then I'll have someone supervising the operations who reports to me so that I can focus on more higher level activities in the business.
