Those who have rapidly grown a sizable portfolio almost universally have a story of some "hack", be it the GC who bought horrible condition properties and renovated them to gem's, the person who "knows people" and used OPM, or the "grinder" who got out there and farmed leads to negotiate seller financing repeatedly to maximize $ leverage. 

They are generally priced where the numbers don't always work but you can find a gem every now and then. 

The downtown area is growing with attractions and there are hidden Gems all around the area!!

Right now it's probably somewhere you probably wouldn't want to be after the sun goes down, but the way the city is going, it won't be that way for long and could be an absolute gem of an Airbnb in the future.

There are definitely some gem neighborhoods and some beautiful architecture.

Many investors are leery about sharing their contractor once that find a gem. 

I am a newbie wholesaler and I found some gems in the Shelby county area (Memphis) and I'd like to connect with you all on some deals if you're actively buying in Shelby County.Also I'm from NYC.

Obviously, everyone is going to recommend their own city lol, so that being said I think the greater Palm Bay / Melbourne Area is such a hidden gem for real estate investing.
