I know the area street by street, I can keep an eye on the property and some of the properties are around that 50k mark, and its a very average neighborhood. 

Perhaps they didn’t have it marked down as an investment property...

The red markings are where ill bring the backsplash all the way up the wall and im going to put in a custom floating shelf ill make myself 

You will never know about those because they will just mark your house off their list before contacting you.

@Mark Delosreyes Commercial loans will be underwritten based on NOI and Cap rate, not on market comps.

Of course that’s the max amount of properties if I were to only hit the $200 mark on every single property, which I will always shoot for more than that anyway so I’m sure I could get to that end goal with much less than 25 properties. 

@Mark Tinawi - I don't think there is a person on BP who doesn't have an option on what this the best city to invest in now or in the future.
