Basically whenever you use leverage to make an IRA investment, the percentage of the net income attributable to the financing is subject to this tax.

I attribute this miserable failure to not having BP in my life.

When looking at comps how do you know how much to add or subtract for certain attributes, for example if the subject property has a sloped driveway or unleveled yard but the comp properties do not, or corner lot vs non corner lot, subject across from multi-family comps not and so on.

So depending on the goal/point of your investing, the market and its attributes would be worthwhile in considering when beginning to pick up properties. 

I attribute this low rent due to cheap 2 bed apartments closeby that are renting for mid-700s.
