[Calc Review] Help me analyze this deal

The property is 4 bed/ 2 bath duplex in a C neighborhood. The interior and exterior have been recently remodeled. The exterior landscaping needs some work but is decent. 

So the plan would be to rent one unit out for $600, and find a roommate for $300-350/mo. Alternatively, I am considering Airbnb sharing my shared room (anyone have any tips with this?). Important to note that the owner tried to rent the place out and went from asking $825/mo in rent to $650/mo over 1.5 months. I attribute this low rent due to cheap 2 bed apartments closeby that are renting for mid-700s.

The property has decreased in purchase price from $99k to $95k. It has been on MLS for 19 days now. I have added in the property management costs now as I may move from the area at some point.

There is a backyard with two small sheds which I would plan to rent out for $20/mo. or something. Also considering adding a fence around the backyard so the property is more kid-friendly and may prove to be a better alternative to renters than the apartments nearby if they have kids.
