Renting to students in majors that are study intensive (STEM) can cut down on the damage and engineers like to fix things.

But I don't want to waste other people's time and would definitely feel a lot more confident overall if I knew that the money was there.

over 20 to 30 years 10k a month is not going to cut it.. it seems to me those who think it will are younger and have had jobs that maybe pay 80 to 100k a year so they are just replacing those..

Remote control and locable thermostates,  water leak detetors and main cut offs.   

It would be great to reverse the process of making the landlord advertise, eliminating the wasted time of sifting  the unqualified and government imposed minefields.

While you are clearly frustrated and understandably so, your situation is not as cut and dry of that of an ordinary landlord.
