And quite frankly as someone with children and hopefully grand children and causes I want to support with a legacy after I'm gone -  these are strategies I encourage in my own behavior and other as opposed to a philosophy of "who dies with the most toys wins". 

Flipping cars, cell phones, kids toys etc. 

I plan to do a lot of creative financing so partnerships and other strategies will be something I toy with.Question: How many properties will it take for me to get out of the rat race?

You may in fact miss out on a little bit of the run-up, but when things go south and everyone is running for cover, you'll be in a stable position to clean up on the discounted assets others will be dropping like hot potatoes.Whether it's real estate, stocks, old toys on American Pickers, or a multi-billion dollar business deal, it's all about buying assets when they're cheap so that if you want to or are forced to sell down the road, you've already locked in a gain on the front end and market fluctuations in the interim won't hurt as much.

I have one outside my garage that holds all tools, inventory, and toys..... the property is miles away from my house so I get video and audio.... it alerts when there is motion on the inside.  

But I know I have 3 options: blow my money on toys, vacations or lottery, put my money under my pillow or learn to invest and possibly grow it.

It pays the bills, puts food on the table and pays for toys.

This came at a perfect time because I have recently sold a few toys and have a little extra money liquid.

I've also been toying with the idea of house hacking 2 unused rooms in my house.
