House Hack/Renting out per room

Newbie here starting out, that is about graduate college and is looking into buying a multi family to house hack. The certain house I am looking at has 4 beds upstairs then 2 downstairs. I would live in downstairs while renting the 4 bedrooms upstairs. Looking at the comparable rents I think I could make a whole lot more if I rented room by room. My general question is has anyone rented out room by room before? What are some pros vs cons versus just rented out the entire 4 bed unit as one?

@Hunter Rademacher @Russell Brazil is absolutely right here. rent by the room is the answer. it is all that i do. i do not rent anything by the unit. the cash flow is much greater. it does take some doing though and it is a bit of an art at times. either way, i have been doing it for over 7 years now and am happy to help you with anything you need. i think you are on the right track!
