The property is worth 94k and had been boarded up and broken into by drug additcs mostly everything was stolen and the property needs about 30k in repairs.Now the problem here is how do i get around the probate situation, i know ive read in Ca somewhere if the property is being sold for under 50k its dosent need to go through the normal probate system.

Yes I had nice things stolen, although that was a long time ago and haven't had any theft in past 10 years.To make guests comfortable I would remove your things, put them in a locked owners closet and let them feel as though the place is "theirs", not "yours".

I was wondering if anyone had any advice on how to find investors willing to listen and how to keep everything confidential so a good idea doesn't get stolen.

Storage, purchasing, broken/stolen items can all add up to a large headache (and not worth the savings).  

I think the leasing agent was going to go for a listing after the new lease was signed.And was soon receiving a phone call from the junior god upset that I had wandered into his realm without his permission and had stolen his client.

My question is, if these scammers are so legit, then who can I give my details to without having my identity stolen from me?

I do not want my contractors to work in bad conditions but I also don't want the unit to get stolen.
