Looking for Experienced Vegas Investors

I have come accross a truly unique opportunity in the Vegas area that, with the right investors could provide a good ROI for investors. It is a housing project. I know the project is out of my league so I am looking for those who would undertake the project giving me a stake in the project for bringing the idea to them. Understandably this is a very vague question. I was wondering if anyone had any advice on how to find investors willing to listen and how to keep everything confidential so a good idea doesn't get stolen.
