At the same time, it's understandable why people moving into what they think is a standard subdivision with kids for their kids to play with etc. are upset finding out several houses are being rented as boarding homes, all the tenants are adults, traffic and parking is a nightmare. 

I have been reading so much I might explode, but I'm really learning stuff I should have learned before "adulting", frankly.  

That's certainly a higher pay rate than I ever got as an adult ESL teacher.

The last adult family group absolutely trashed the place in fact it was so disgusting it's tough to post.

Why are you picking on what two adults do with their own money? 

I just received the schedule of leases and tenancy agreements and I was surprised to find out that the units are occupied by 6 (1 adult and 5 under 18) on the 1st floor, 9 on the second (2 adults and 7 under 18) and 6 on the third floor (3 adults and 3 children). 

In addition to all the above, I'm making the property non-smoking, requiring first month/1 month security deposit, $250 pet deposit, $40/adult for background check (I'd only do this when I'm pretty sure that I'd choose the tenant-gets paid straight to smartmove, so it's not like I'm making money on it). 

I lease the property to Quest home care and they operate a state licensed adult care home. 

They are adults and should be expected to work it out among themselves. 

Treat them like the adults they are, behaviors have consequences.
