College rentals? no one is talking about them?

I live in a town in Upstate NY. There is a state college and a private college. The ones making ALOT of $ as landlord are renting to College kids. They get a ton for a house with 4 college kids in it. Like $3000 per kid per semester. Hos am I not hearing about people doing this on BP?  Doesn't really  improve the neighborhood. I get that. But 1/2 the town is College rentals. 

I have owned 2 rentals but rented to local working class families. Thinking about this college rental game.

I would definitely weigh out the pros and cons of student housing as Patrick alluded to. On one hand, you can make a higher profit margin and rent is usually guaranteed (because of parents paying rent). On the other hand, students can cause massive damage to your property and roommate drama is common. If you have any further questions about student housing, I worked at a student apartment complex for about two years and can answer most questions about the topic!
