I leave cleaner and cloths for the granite counters, a small package of the required pay-as-you-go trash bags (and a list of locations where they can buy more), a binder with local attractions, city resources, emergency phone numbers, what to do if..., the large appliance manuals and a $25 gift certificate to a local restaurant.

We have no idea why you owe so much but if its because of things like vacations, fancy clothes, new cars worth over $30 - $40 k, or dining out...Simply cut back. 

We supply white towels and white wash cloths (white so they know we are not hiding stains).

Groceries, gas, clothing.

Where would they put their clothes if they are staying for an extended period of time? 

I was trying to use my parents washer and there was no way to fill it up more if you wanted to give your clothes more space or let them soak, it had a sensor that decided how much water you can use.

  ( which is me since I left my bagging groceries job at 18 when i got my RE license.)So for me there was only one reason to be in real estate and that was to afford shelter cloths and food and have a decent home to raise my children.the by product of this was being truly self employed at such an early age and realizing that I needed to handle my own health insurance and save for tax's and many other things that being a W 2 folks dont think of.. you know vacations cost us big time in RE sales in lost revenue and then the cost of the vacation.However for me I grew to like it a lot..

Henry David Thoreau has a very prescient quote when it comes to the Guru and Pay-to-Play System in RE: "I say, beware of all enterprise that require new clothes, and not rather a new wearer of clothes."

@Maurice Burnett I have got around this problem by supplying my tenants with heavy duty, commercial grade clothing racks with wheels.
