In a dual agency situation, the listing agent can't legally advise you and they will always be more concerned with the owner's interests because of future business and referrals from their client.  

Of course the benefit to the broker, being the buyers and sellers agent, they get dual commission without any marketing expenses. 

Which title company would you consider your go-to for Assignments and Dual Closings? 

If I acquire a property, and it has single pane windows, upgrading them to vinyl, dual pane windows is one of the first projects I complete.
