The only downside is that you can't pull out more money than you put into the deal.The cash out value is limited to the lower of the two numbers belowPurchase price + closing costs + rehab cost (the rehab has to be included on the settlement statement and the cash needs to be provided at closing).

You could try to negotiate with medicare to reduce the lien amount and take a settlement and not pursue the seller for the deficiency.

The umbrella policy is a couple hundred bucks, and if you get sued, the insurance company is incentivized to hire a lawyer to protect you and keep them from having to pay out a large settlement.
