The real estate agent is asking for $495 as part of the Buyer's Agreement and the amount is due at settlement.

The only downside is that you can't pull out more money than you put into the deal.The cash out value is limited to the lower of the two numbers belowPurchase price + closing costs + rehab cost (the rehab has to be included on the settlement statement and the cash needs to be provided at closing).

You could try to negotiate with medicare to reduce the lien amount and take a settlement and not pursue the seller for the deficiency.

Any costs of closing including but not limited to title work, inspections, settlement fees, etc will be covered by either YOU or THEMIf there is an inspection period, how long do you have to do it and respond.

Well my mom (Seller) made an Settlement offer and we’re still waiting for their response.

For those of you who have successfully pulled all capital out of a BRRRR using delayed financing, how did you present the rehab to title to get it added as settlement to buyer?

Looks like you did this a few years back - Did you notice any settlement? 

We make $4000 a month in unemployment which will last until the end or September and have a $30,000 settlement coming on the 28th and yet people like you keep denying us for one reason or another. just pick someone and stop contributing to the already out of control housing crisis  do you say the same thing about billionaires who live in 20,000sq ft mansions and all that space is unused?

The umbrella policy is a couple hundred bucks, and if you get sued, the insurance company is incentivized to hire a lawyer to protect you and keep them from having to pay out a large settlement.
