My biggest apprehension is that this $36,000 down payment is going to cut pretty deep into my cash reserves (pulling this out of the stock market) and only leave me with about $15,000 for future ventures (without dipping into emergency fund/savings).Not sure what the right answer is here.

I agree with @Lydia T. these pre-foreclosure owners are not the most motivated, as a matter of fact, they don't realize how deep they are until the bailiff post the 24h notice on the door.

only owned a few years so not that deep into payments etc.running full 360 months out at current vs after cash out the difference in the life of the loan interest is about 55K or so ... assuming my math is correct running amortization on both scenarios out 360 months, adding up total interest payments etc.in my head im thinking the long term cap rate gains and cash flow on the property far outweigh the added interest payments over life of loan.

I have depended on the rental income so am a bit nervous going back into deep debt, but the rent will still cover the new mortgage with $400 left over (per the bigger pockets calculator and assuming the loan will also cover some capex).

If not look at areas that are still 5-10 away from getting better such as the Eastside or deep in the westside. 2) Maybe check out how SB is responding to SB9/10 and find a property that would benefit from that(perhaps on the 154 with more space).3) Start talking to neighbors of friends who may know of an older couple that is looking to retire soon and offer a make them move price.

If the property is on a well and you're seeing stains it could be that the well isn't deep enough.
