Lots of ways to select location, which one is best depends on your particular area.Beyond those, I also recommend using additional filters to better differentiate your message from competitors sending to all absentee owners as if they were the same.Equity, like above, except separate free & clear from those who have a loan, and use different messages for each group, as their issues and motivations are often different.Age, someone managing rentals in their 70's or 80's is going to have different motivations then someone in their 40's or 50's.Owner location (based on mailing address), a owner that lives far from the property has different issues then someone next door or down the street.LOTS of possibilities, but hopefully that gives you some ideas.

I believe that motivated sellers are not on MLS as much because they don't have time to g o through this longer process.If you can offer cash and a quick close you should be able to get better deals from motivated sellers or distressed properties.

When I’m ready to use my own money to purchase a property from a motivated seller, will the bank allow me to take out loans if they see that the funds that I have saved up came from RE investing?

I’d say it depends on the strike price:A- basically turnkey, pay out the nose, appreciation play, break even or negative cashflow B- “cosmetic “, still low equity, some or no cashflowC- “needs work”, some equity but if it’s SFR not that sexy, .8-1.3% cashflow D- distressed, equity gets eaten up in repair but might get 1.3-1.5%You have to take into account any financial motivators, liens, concessions, the neighborhood, schools, taxes....Find the best value in an emerging market.
