Other good strategies, are targeting tired landlords (absentee, owned 10+ years) or drive around and find distressed properties, and call the owner from the records you find on TruePeopleSearch.comAnother method if you want to stay on market would be to send offers that are well under asking price for properties listed 60 days or more.

One of the things I do Is I pay the monthly $20 for ChatGPT, this way I can teach it what I want, of course you have to double check it but I will have it create entire social media posting calendars as well as topcs for me to use.

However, they are hard on the physical property. expectations before they move in matter most, if you share the clear rules about what is expected, and what isn't, and remind them that you are connected (even from a distance), I expect it could turn out well. make sure you aren't putting in high dollar nice things.

I would suggest you hire an inspector as well as have a general contractor go out to the property.
