In this scenario, each member doesn’t actually own real estate, they own a business (that owns real estate).If that is the case you have two options: 1) The LLC performs the 1031 exchange and continues to achieve the goals of the managers through changes or details added to the operating agreement and subsequently consider dissolving the LLC. 2) You dissolve the LLC and reform as Tenants in Common *prior* to the sale of the property.

In this case you may want to refinance your VA loan on your prior property to restore your original VA entitlement to full prior to your purchase.You can use VA financing for up to 4 units with 100% LTV or 0% down but the subsequent or second use may have up to 1.25-3.30% VA funding fee ( points financed into the new loan) unless if you have a disability rating of 10% of greater on your certificate of eligibility or your COE shows "exempt-eligible veteran."

And what is the mix of guests (couples, entire families with kids, grandparents, parent visiting college students, hikers/water sports, college football fans) maybe theme it to what people think of when they go there or provide things that would enhance their stay (paddle boards, video games, theater room, kayaks, really cool beds that have slides etc).
