Some lenders, (Like me) will open with total debt bid unless I'm under water and/or I don't want to take back the property for reasons I don't want bidders to know about (Like the foundation is falling into a crevice) so, i'll open at less than market value to entice someone else to bid.

And thanks for the tip about discount, that sounds enticing to the tenant for sure, even though they should just pay on time the full amount LOL.. but yes I understand it may be worth it to avoid headaches like I am in now.

While the low down payment costs are what entices many veterans to jump on that loan , it will significantly increase your PITI and ultimately thats more money you would have to pay interest on, even 1% down can prevent thousands of dollars in interest over the life of the loan.Best of luck and feel free to reach out for anything I can help with!
