For the larger property I worked with local lenders, even had a secondary bank counter offer to try and win my business on the property over to them.

I provided the paper work to the Fannie Mae and the website stated they accepted the counteroffer.

I just accepted a counteroffer on one and made a counteroffer on the next so at least I'm picking up a couple of decent properties with about 15% cap rates... onward and upward---->

Ours in 2012 took nearly a year and by the time the bank made a counteroffer the market was moving up!

The house would make a good long term rental at best so you can put in a cheaper kitchen and bathroom from Home Depot rather than expensive custom work.I wouldn't offer more than 225k for the first offer and not surpass 230k on the expected counter offer.

The owner immediately counter offered and I resubmitted based on the counter offer.

I put in other offers and the bank comes back with counter offers that I'm not even close to willing to pay.  

Should we accept the $245k or should we counter offer $255k?

Update: The buyer sent a counter offer and we accepted.
