But in my opinion, the biggest issue I see with folks jumping into their first "big" multifamily deal is the quality of the pro forma. 

I don't know of much outside of on the market listings, and the "best" deals I find there are breaking even with no cashflow.

So far the biggest challenges for out of state investments has been finding reliable contractors or help to complete projects on time and under budget.
