There is no win in this battle for you.

That is my theory, based on about 1,000 years of the history of real estate law from the Battle of Hastings in 1066 to the American Revolution, to the present.

Bruhhhh.......This doesn't smell like a review from an unbiased source.

Adhering to the listing agreement solely, the way most are written, without the neighbor excluded in writing….the agreement will say agent B is owed a commission,…period.But from a practical point of view, with past and future business with developer, the agent will/should likely say…”okay, no harm no foul” since the neighbor has been in contact with the seller for years.

The other thing of course is location, location, location.In hot or saturated markets, it seems the hosts all add similar amenities, so then it becomes a battle on reviews, pricing, and location.A property in a great location (without all the amenities) can do just as well or better than a property with all the amenties but in a poorer location. 

Due to the saturation and going into the slower months it is definitely an uphill battle. 

Talk to any immigrant who has lived it in the USSR, Venezuela, Cuba, China and they will tell you, we can smell it from a mile way.

You could provide comps nearby and try to dispute but it can also be a losing battle.

We would love to connect with other investors who have done creative financing, rolled equity over, done battle with loan limits that are so unrealistic, or even moved their money out of state?! 

If cash flow is your goal, I'd suggest looking at some of the nearby communities like Muskegon, Battle Creek and Kalamazoo.
