For those of you who have used virtual tours in your listing's have you seen a difference in how quickly properties sell or rent?

I wouldn't recommend setting up an LLC out of state if you are buying in Tennessee unless your tax advisor is looking to help you on strategy.. but from a numbers standpoint, it really doesn't make sense when you start adding up on all of the annual LLC reporting fees from different states and then it starts cutting into your cashflow.

Your not correct under many different circumstances.First property tax is 1.1% (fairly safe) with 2% annual increase (prop 13).Next expenses include a lot more than property tax and interest. 

So I decided to go to my listing every day and change little things (upload a new picture, switch the order of the pictures, change the title of the property, add more or different info in the about section and edit price) The next day, we went from 0 bookings in January to 71% occupancy! 

Everybody is doing something different, and it does not mean it works for another person.

On paper it looks good, but the reality is a different story.

I will continue this no matter what because I believe it makes a difference in reviews.

I am particularly interested in turnkey properties and single-family rentals, but I am also open to exploring other options, including duplexes and different investment strategies.
