(The other lender doesn't have an annual fee for their HELOC.)Additionally, one of the lenders often sends me "promo offers" where I can get roughly a 2% discount on the rate, and lock it in at a fixed rate (instead of the usual variable rate) if I withdraw at least $10,000.

@Katie EsmayAssuming you have a strong credit score, there are several lenders (banks, credit unions) offering low 1-year (recent rate 1.70%) up to 3-year (recent rate 2.74%) fixed rate options as promo rates on a HELOC product.

I don't need the free BP calc access but hey it's a promo why not have fun with it.I just scoured the Colorado Springs MLS and yikes pretty much everything I looked at came out negative cashflow even with 25% down payment.

When I started out, I would max out a credit card, then transfer that to another card with a 0% promo fee, and eat the finance charge, then pay that off before the offer ended.
